Case study
Santa Clarita Front Yard Case Study
How Option 1 Builders planned and built two matching front yards in Santa Clarita, from the brief to the finished street view.
01
The brief
Two neighboring front yards on a newer Santa Clarita street, built as one design instead of two separate jobs, so the street sees one finished look.
02
The plan
One material palette for both lots: the same artificial turf, the same light brick with precast caps, and the same river rock. A low wall line follows the sidewalk and ties the two lots together, and planted rock gardens keep living landscape in the front yard.
03
The build
Turf lawns and driveway strips, brick garden walls and pillars with post lanterns, wide floating concrete steps, river rock along the base of the wall, and curved rock gardens with succulents, barrel cactus, and a boulder.
04
The result
Two front yards that read as one design from the street: green year-round, clean edges where turf meets wall and concrete, and low-water planting beside the steps.

Two Front Yards, One Design in Santa Clarita
Option 1 Builders installed artificial turf, brick garden walls, and drought-tolerant rock gardens across two neighboring front yards in Santa Clarita, CA. We are a licensed and bonded general building contractor (CSLB #1122918) based at 16400 Ventura Blvd, Suite 319, Encino, CA 91436, and we build front yards across Los Angeles County, including the Santa Clarita Valley. The two homes sit side by side in a newer Santa Clarita neighborhood. Instead of two separate jobs, the yards were planned as one street view: the same turf, the same brick, the same river rock, and one wall line that ties the two lots together.
On the first lot, a low brick wall with a precast cap wraps the front lawn. Two brick pillars with black post lanterns frame the entry, and wide floating concrete steps lead up to the porch. On the second lot, two curved rock gardens with succulents, barrel cactus, and a boulder sit inside the turf on both sides of the front steps.
What we built
What Option 1 Builders Built in Santa Clarita
Artificial turf lawns
Artificial turf covers both front lawns and the strips beside the driveways. It runs right up to the walls, the steps, and the rock beds with clean, tight edges, and a river rock ring circles each new tree.
Brick garden walls
Low garden walls in a light, tumbled-look brick, finished with a smooth precast cap. The wall follows the sidewalk, turns in at the property line, and meets the wall on the neighboring lot.
Pillars and post lanterns
Square brick pillars with matching caps mark the walkway entrance and the edge of the driveway. Two of them carry black post lanterns at the front walk.
Floating concrete steps
Wide concrete pads step up from the sidewalk to the porch, with turf on both sides. The broad treads make the walk to the front door easy and look clean from the street.
Drought-tolerant rock gardens
Curved beds filled with mixed river rock, a boulder, succulents, barrel cactus, and low shrubs. These plants need far less water than a grass lawn once they are established.

Artificial Turf Installation in Santa Clarita: City Rules and SCV Water Rebates
The City of Santa Clarita 50% rule
Inside City of Santa Clarita limits, at least half of a front yard has to be living landscaping. That count includes the parkway and any walkways, but not the original driveway. Turf, rock, and gravel can go in the other half, subject to approval from the Planning Division (City front yard landscaping handout).
Artificial turf is a Class I application
The City reviews artificial turf as a Class I application and lists its own standards: a permeable fabric over native soil, a 3 to 5 inch compacted aggregate base, a drainage rate of at least 25 inches per hour, an average pile height of at least 1.5 inches, and a UV warranty of at least 8 years on polyethylene or polypropylene fibers. Ask any installer for the spec sheet of the turf they quote. Questions go to the Planning Division at 661-255-4330.
Unincorporated areas and HOAs
Addresses in unincorporated parts of the valley, such as Stevenson Ranch and Castaic, follow Los Angeles County rules instead of the City's. Newer neighborhoods often have an HOA with its own approval step, so check both before materials are ordered.
SCV Water rebates and artificial turf
SCV Water's Lawn Replacement Program pays $5 per square foot to replace grass with water-efficient landscaping, but artificial turf is not funded for residential projects. A pre-inspection is required before any living grass comes out (SCV Water residential rebates). Many homeowners split the yard: turf where kids and pets play, and planted beds like the rock gardens on this project in the rest.
Built for Santa Clarita heat
Summers in the Santa Clarita Valley run much hotter than the coast, and any turf surface warms up in direct sun. Turf color, infill choice, and shade from trees like the ones in these yards all make a difference on a July afternoon.
